Commercial Asphalt Paving Project

    Project Overview

EARTHTEK Paving and Grinding Inc completed this commercial asphalt paving project, delivering a strong, smooth surface designed to handle high daily traffic while enhancing the property's professional appearance. Our crew installed commercial-grade hot mix asphalt, designed an efficient parking lot layout, and finished with crisp, high-visibility parking lot striping.

For commercial properties, pavement is the first thing customers see and the surface every visitor uses. A smooth, well-marked parking lot doesn't just improve safety and traffic flow — it signals a professionally managed property. This project delivered both: structural performance for high-traffic use and a clean, organized layout that maximizes parking capacity.

    Scope of Work

    • Commercial asphalt paving installation
    • Parking lot layout and design
    • Parking lot striping and pavement markings

    Why This Project Was Needed

Commercial pavement takes a beating from constant customer turnover, delivery trucks, and weather exposure. Common signs it's time for new asphalt and striping include:

    • Alligator cracking and potholes — indicates base failure; creates vehicle damage claims and trip hazards for customers
    • Faded or missing striping — causes parking confusion, wasted space, and unsafe pedestrian movement
    • Inefficient lot layout — poorly planned stalls and traffic flow reduce parking capacity and create congestion at entrances and exits
    • ADA non-compliance — outdated accessible stalls, missing signage, or improper access aisles expose the property to fines and lawsuits
    • Standing water and drainage issues — ponding accelerates pavement failure and creates slip-and-fall liability
    • Worn, gray, deteriorated surfaces — hurts curb appeal and tenant satisfaction, and reflects poorly on the business

    Our Commercial Asphalt Paving Process

    • Site evaluation & planning — Assess existing pavement condition, drainage, and traffic loads; schedule work in phases to keep the property accessible during construction.
    • Demolition & removal — Mill or excavate failed asphalt and haul it away, often recycling it as reclaimed asphalt pavement (RAP).
    • Grading & sloping — Shape the sub-surface to direct water runoff toward drains and away from buildings — proper drainage is the #1 factor in pavement lifespan.
    • Sub-base preparation — Install and compact aggregate base rock to create a stable, load-bearing foundation for daily commercial traffic.
    • Proof roll & repairs — Run a loaded truck over the sub-base to detect soft spots; undercut and repair weak areas before paving.
    • Binder course installation — Lay the lower asphalt layer with larger aggregate for structural strength.
    • Surface course paving — Install the smooth top layer of hot mix asphalt with a paver at consistent depth and grade.
    • Compaction — Compact each layer with vibratory and finish rollers while hot to achieve target density and a tight, sealed surface.
    • Transitions & cleanup — Blend joints at sidewalks, concrete aprons, and drainage structures; clean the site and allow cure time before reopening.

Our Parking Lot Layout & Striping Process

    • Layout design — Plan stall counts, stall dimensions, drive aisles, directional traffic flow, fire lanes, loading zones, and ADA-accessible spaces to maximize capacity and safety per current code.
    • Surface cleaning — Sweep and blow off debris so paint bonds properly; new asphalt cures 14–30 days before striping.
    • Measuring & marking — Snap chalk reference lines for straight, uniform stalls, arrows, and lettering.
    • Striping application — Apply traffic-grade paint with a line striping machine for crisp, consistent, high-visibility lines.
    • Stenciling & specialty markings — Add ADA symbols, directional arrows, crosswalks, fire lanes, loading zones, and no-parking areas.
    • Curing & reopening — Allow paint to dry (typically 30–60 minutes per coat), remove barricades, and reopen the lot.

    Equipment Used on This Project

    • Asphalt paver
    • Milling/grinding machine — a core EARTHTEK specialty
    • Motor grader and skid steers
    • Vibratory drum rollers and pneumatic finish rollers
    • Dump trucks and material transfer vehicles
    • Plate compactors for edges and tight areas
    • Line striping machine, stencils, and layout measuring tools

    The Result

A strong, smooth commercial asphalt surface with an efficient, clearly marked parking layout — built to handle high traffic, maximize parking capacity, and give the property a clean, professional look that lasts.
