Plan asphalt maintenance around your lot's condition and daily operations. EARTHTEK provides commercial sealcoating in San Jose for self-storage facilities, dealerships, gas stations, restaurants, medical properties, HOAs and other commercial properties. Start with a site visit to review the pavement, repairs and access needs before agreeing on the work.
Commercial sealcoating applies a protective surface treatment to existing asphalt. It is maintenance for pavement that is suitable to receive a coating, rather than a way to rebuild failed asphalt or correct drainage. A site assessment helps establish whether the lot needs sealcoating, crack treatment, patching, or a different repair.

Fill out the form below and we'll get back to you within 1 business day.
The right interval depends on the condition of the previous coating, traffic, drainage, exposure, and the product used. A fixed calendar alone cannot establish whether another application is needed. Ask for an inspection-based recommendation and record it in a maintenance plan, including any repairs that should happen first.

Fading, a worn coating, loose surface material, cracks, oil-damaged areas, and recurring puddles are reasons to have the lot inspected. They do not all call for the same treatment. Sealcoating will not correct a failed base or restore drainage, so identify the cause of deterioration before choosing the work.
Preparation should address the condition of the pavement before a coating is applied. That may include removing dirt and loose material, treating contaminated areas, and completing suitable crack treatment or patching. The written proposal should identify those tasks separately, along with any damaged areas that require a different repair approach.

Reopening depends on the chosen product, site conditions, weather, and the work included in the project. Get separate written instructions for pedestrians, vehicles, and restriping. A surface that looks dry is not by itself a reopening decision. Agree on the closure plan and who will authorize access before work starts.
Manufacturer instructions distinguish time between coats from time before traffic returns. Ask which product will be used and how its requirements affect the work plan. Confirm the reopening instructions for your lot before arranging deliveries or telling occupants when they can return.
Weather can change both the application schedule and the time needed before a lot reopens. The product's instructions govern suitable temperature and rain conditions. Ask how the contractor checks the forecast, decides whether to postpone, and notifies tenants or staff. A delayed application needs an updated access plan, too.

Sealcoating maintains a suitable existing surface. Resurfacing places a new asphalt layer where the pavement and underlying support can accept it. Neither choice should be based on appearance alone. Have recurring cracking, settlement, drainage problems, or widespread damage assessed first, then compare the proposed repair scope and access requirements.
| Option | Main purpose | What to establish before choosing |
|---|---|---|
| Sealcoating | Surface maintenance | Existing asphalt is suitable; preparation and repairs are defined. |
| Localized repair | Address damaged areas | Cause and extent of damage; repair scope and drainage needs. |
| Resurfacing or reconstruction | Renew or rebuild pavement | Condition of the pavement and base; design, access, and budget. |
Ask for the proposed product name, technical data sheet, and safety data sheet. Asphalt-emulsion sealers and coal-tar-based sealers are different materials. EPA identifies coal-tar sealcoat as a source of PAHs in stormwater. Discuss product selection and runoff protection for the property rather than relying on an unsupported eco-friendly label.
The proposal should name the product and confirm that its use meets the requirements that apply at the project location. Product availability, suitability, and local restrictions need checking before a material is specified. Ask how nearby drains and landscaped areas will be protected during preparation and application.

Ask for a written scope covering the material, preparation, repairs, access plan and reopening instructions. EARTHTEK holds CSLB license #995715, with Class A General Engineering and C-12 Earthwork & Paving classifications, and carries the required insurance coverages. Review the terms and exclusions in the proposed contract, and ask for relevant project references.

Plan work around unit access, tenant arrivals and moving vehicles. Identify which aisles must remain available and how occupants will receive closure updates before agreeing on phases.
Account for inventory moves, display areas, customer parking and service-lane access. Agree on the areas to clear and the routes that must stay usable during each phase.
Review vehicle circulation, entrances, deliveries and contaminated pavement before defining the work. Confirm the preparation and closure plan for the specific site and proposed product.
