Sealcoating is the single most cost-effective way to extend the life of your asphalt — protecting it from UV rays, water infiltration, oil spills, and oxidation. At EarthTek Grading and Paving, we've sealcoated thousands of driveways, parking lots, and commercial surfaces across San Jose and the Bay Area for over 17 years. Most projects run $0.15–$0.25 per square foot, and a properly sealcoated lot can last 25–30 years instead of 15–20.
Asphalt sealcoating is the application of a liquid coating — typically a coal tar emulsion, asphalt emulsion, or polymer-modified sealer — over existing asphalt pavement. The sealer fills surface voids, blocks water and chemicals, and restores the dark, uniform appearance of new asphalt. It is not a structural repair; it is a protective maintenance layer applied every 2–3 years to high-quality asphalt.

Power-wash and blow the entire surface free of dirt, oil, and loose debris.
Cracks 1/4" or wider are sealed with hot-applied rubberized crack filler before sealer goes down. Skipping this step shortens sealcoat life by half.
Oil-stained areas are treated with an oil-spot primer so the sealer bonds properly.
Squeegee application for high-density coverage on driveways, or sprayed for uniform coverage on large parking lots.
Most projects receive two coats. The second coat ensures full coverage and dramatically extends life.
Surfaces blocked off for 24 hours (foot traffic) and 48 hours (vehicle traffic).
For parking lots, ADA-compliant lines, ADA spaces, fire lanes, and directional arrows are re-striped after the sealer cures.
